Purchase process
By purchasing the land, you are also signing a contract for constructing one of the three types of villas. Then, sign compliance with the rules of Las Terrazas Residential Resort and the monthly payments of the administrative fee.
The ownership transfer process is standard. The seller and the buyer go to a notary or a lawyer and sign a contract. Registration of a new owner in the Land Register usually takes three months.
Property purchase process
- The signing of the purchase contract, all directives, and regulations.
- 60% payment of the total cost before the beginning of the construction.
- 40% payment after a handover of your villa.
- Registration in the Land Register
Investment
We are here to build it for you with the highest appreciation rate and leasing options possible. If you are interested in leasing out your property, we can provide you all the required services.
We will offer you viewing of the property, accommodation and answer any questions you might have during your visit.
Fast and quality construction
After we complete your home, you can move in right away, you only have to furnish it. The building process of the villa takes from 3 to 6 months depending on the size of the villa, and the time of the year. We can build both the interior or exterior tailored to your taste, and also provide custom-made furniture made from local materials such as cedar wood or mahogany.
Leasing your property
If you wish to lease out your property, we will arrange a tenant, the contractual conditions, regular monthly payments directly to your account, cleaning and handing over the villa.
Fees & Services
Monthly administrative fees:
- Villa Palmera: $135/ month
- Villa Buena Vista: $155/ month
- Villa Ambar: $175/ month
The fees include the following services::
- Security of the entire resort 24 hours a day, 7 days a week
- Maintenance of public areas (playgrounds, green zones) and lighting
- Road maintenance
- Wastewater disposal
- Visual inspection of the house
We offer the following additional services
- Furnishing the house
- Security for the house with an alarm and CCTV with recording and connection to the Internet
- Provision of a back-up source of electricity (power generators)
- Internet connection
- Purchase and installation of air conditioning
- Shopping (furniture, electronics, ...)
- Real estate insurance
- Cleaning, garden/pool maintenance
